Town of Wilton Announces Availability of Income Restricted Residence

An income restricted townhouse at 48 Lambert Common in Wilton is now available for sale to Town of Wilton municipal employees, Town of Wilton Board of Education employees and residents of the Town of Wilton over 62 years of age. 

The property, located at 48 Lambert Common (11 Westport Road), is a two-bedroom, one and a half-bath townhouse with approximately 1,299 square feet finished space, a patio and an unfinished basement.  It has a one-car garage and one assigned parking space.  The purchase price is $378,675.00.  Current annual real estate taxes are $6,656.83 and annual sewer fee is $268.00.

There are certain legal restrictive covenants pertaining to the sale of this home as established by the Town of Wilton.  Maximum Allowable Household Income for a family of 1 is: $122,244.39, for a family of 2 is: $142,618.46, for a family of 3 is: $152,805.49, for a family of 4 is: $162,992.52, for a family of 5 is: $183,366.59, and for a family of 6 is $193,553.62.

The prospective buyer shall submit the following information:  a) fully completed application; b) tax returns of the proposed buyer and any employed household member for the preceding three years; c) verification of current employment for the proposed buyer and any employed household member; d) pay stubs from the proposed buyer and any employed household member for the three preceding months; e) a notarized financial affidavit. 

Submittals must be received by the Planning and Zoning Department, 238 Danbury Road, Wilton CT 06897 by Monday, October 2, 2023.  Should more than one qualified applicant apply to purchase the home, a lottery will be held by the Town to determine the purchaser.
